Top Producers July 2017

Each month we highlight the Top Producers here at Coldwell Banker D’Ann Harper, REALTORS®. Each name on the list represents many hours, days, and weeks of working with numerous people and professionals to secure a contract or close a deal.

There are rarely weekends, in the constant ebb and flow of work-to-be done, for the Sales Agents. When you trust in one of these professionals, you are NOT working with merely a ‘real estate agent’, you are working with a licensed REALTOR®. This license is the culmination of extensive training, experience, and knowledge tethered to a set of written Code of Ethics.

Cheers to their hard work and ongoing success!

Adopt-A-Pet, CBHarper & New Braunfels Humane Society Team Up

On Saturday, May 20th the office at Coldwell Banker D’Ann Harper Realtors in New Braunfels, Texas teamed up with their local New Braunfels Humane Society for their  Adopt-a-Dog day. “ This is the second time we have done this with their organization, and it’s a wonderful feeling to help the local dogs that are often abandoned or surrendered,” says Julie Gezella, VP for the New Braunfels office.

The event was well promoted, with all the newest in Coldwell Banker “Somebody to Love” promotional materials. Not to mention the fabulous heart-tugging commercial that is now airing!

Raffle tickets for a customized dog house were selling for $5.00 each.  “Our friends at Coventry/Wilshire Homes graciously donated this amazing dog house for BOTH years we’ve done this. To have a miniature little house with all the decked out high-end building amenities was pretty awesome!” says Gezella.

There was an auction with dog related items, as well as a donation jar for money and drop off station for food and dog items to help the Humane Society.

Seven dogs were delivered to the New Braunfels parking Lot (the Humane Society had a great week prior, adopting out several dogs already!!), one went home that day, one needed to do paperwork on Monday, and one needed a home visit to the prospective adoptee’s ranch to see how “Sandy” handled the horses he had.

“Main thing is the awareness that often people don’t know about. ADOPT don’t SHOP.  I personally have adopted THREE dogs from the New Braunfels Humane Society,” Gezella states. “ Once Coldwell Banker rolled out their 2015-2016 Promotion and challenged us to promote the adoption of 20,000 dogs, I just knew I had to be part of that. “

Over $800 was raised through raffle tickets and auction items, all benefiting New Braunfels Humane Society.

How can you resist those faces?! Such wonderful news to hear that seven dogs found their fur-ever homes.

Let’s Rodeo Ball with CBHarper

A group of Coldwell Banker D’Ann Harper, REALTORS® Sales Agents enjoyed a night out courtesy of D’Ann Harper and Leesa Harper-Rispoli.

The Let’s Rodeo Ball is a major fundraising event for the San Antonio Stock Show & Rodeo Scholarship Fund. Set in an upscale country western style, this party features top entertainment, gourmet food and dancing.

This event certainly is fun for both rodeo fans and everyone from the Greater San Antonio area. The performing artists of the night were Gary Allan, Neal McCoy and Bret Mullins.

The San Antonio Stock Show & Rodeo has grown to be one of the largest events, possible with the except of Fiesta, with as many as two million visitors each year.*  It is one of the top PRCA (Professional Rodeo Cowboys Association) rodeos in the nation.

The San Antonio Livestock Exposition, Inc. was established with the mission “A volunteer organization that emphasizes agriculture and education to develop the youth of Texas”. The focus on educating the youth of Texas lead to integrating 4-H and FFA high school students and making educational commitments to support their interest in the agricultural and livestock industry. In 1984, the scholarship program began when fifteen, four-year scholarships totaling $90,000 to were awarded to students entering Texas colleges in the fall. Since then, the organization has committed more than $171.4 million to the youth of Texas through scholarships, grants, endowments, junior livestock auctions, youth western art auction, calf scramble program and show premiums.**

Why San Antonio is a Great Place to Buy

Why San Antonio is a Great Place to Buy

By Jennifer Riner, Trulia

Buying your first home is complicated, especially when you realize a smaller budget may not buy the necessary square footage. Trulia found that 43 percent of Americans wish they had a larger home, with more than 60 percent of millennials desiring more living space.

Luckily for buyers in Texas, the Lone Star State offers the largest entry-level price point homes compared to out-of-state listings. In addition, Texas trade up homes and even high-end properties tend to be more spacious than those found in other parts of the country.

San Antonio, in particular, offers more seasoned buyers a chance to size up the second time around. Trade up homebuyers gain 579 square feet, or 51.7 percent more space, when seeking out a new property.

Is everything really bigger in Texas?

The median square footage of starter homes in San Antonio is 1,121 for an affordable $83,563 median price. At just $75.90 per square foot, San Antonio’s first-time homebuyers get the most out of each dollar compared to buyers with bigger budgets.

For $152,700, second-time homebuyers in San Antonio can find homes offering around 1,700 square feet. Homes for sale in the trade up category cost $88.08 per square foot, on average.

At $116.75 per square foot, premium homebuyers in San Antonio can sprawl out across 2,556 square feet. The median price of top-tier homes remains relatively affordable at $274,151.

Buyers trading up from a starter home can expect to find a 51.7 percent increase in square footage in their second property, while buyers switching between trade up and premium gain slightly over 50 percent more space.

Texas cities permitting room to grow

Nearby Austin affords first-time homebuyers an average of 1,428 square feet, which is the most space for the entry-level home price category than any other metro offers. Houston’s first-time buyers face slightly smaller – albeit spacious – homes around 1,320 square feet, making Space City the fifth best locale for entry-level buyers looking to sprawl.

Second-time homebuyers also might consider Houston, where trade up homes average 1,997 square feet. In addition, Austin’s trade up house hunters can look forward to around 1,893 square feet. Dallas, too, ranks no. 3 for second time homebuyers prioritizing space at an average of 1,900 square feet.

Meanwhile, upscale homebuyers looking for room to sprawl might consider house hunting in Dallas, where premium homes average approximately 2,945 square feet.

Living in San Antonio isn’t just about stretching your legs at home. Top-rated schools, including Stone Oak Elementary and the Young Women’s Leadership Academy, offer unparalleled education opportunities for families. With a 65 percent homeownership rate, the San Antonio real estate market is both strong and accessibly priced, no matter how many square feet you prefer.

Best Places to Work Finalist 9th Year Running

Since 2007, Coldwell Banker D’Ann Harper, REALTORS® has been a finalist in the “Best Places to Work” in San Antonio according to the San Antonio Business Journal. A total of 61 companies will be recognized this year. The order of the winners will be revealed during the awards luncheon on July 14th at the Norris Conference Center.

All of the nominees were announced earlier this year in a publication by the San Antonio Business Journal found here:

10629790_916268045101470_1867124088614127438_n-624x624As we await the awards luncheon and the special publication featuring all of this year’s winners, a little insight is wanting to be shared on behalf of this honor. Last year, we placed #8 among the medium-sized companies category. When asked what makes Coldwell Banker D’Ann Harper, REALTORS® such a wonderful place to work, we answered honestly. This year, our answer has not changed.

Our workplace is special because our unique camaraderie. It is less like a group of co-workers and more like family, it’s our CBHarper Family. The senior management works towards organizing fun events that include everyone and uplift the spirit of our company. All of our locations are owned by a single lady, D’Ann Harper. D’Ann’s energy level and enthusiasm rivals any employee and she’s loved by the entire staff. It’s her passion and compassion that inspired such a loyal group of employees.

The San Antonio Business Journal asked us, if your company had a team name, what would it be and why? Our reply was, we absolutely have a team name it’s the CBHarper Family (#TeamCBHarper). Not only are we part of the Coldwell Banker brand but we are part of the Harper Family. Together we work to empower one another, plus live and breathe real estate inharmony. Our friendships as coworkers extend outside work. It’s truly a place where relationships are forged and lives are changed.

Instead of waiting and sharing pictures from the upcoming award show, we wanted to share pictures of our CBHarper Family. A huge thank you to all of our staff who made this recognition possible, you are appreciated!

Photo Ready? A Real Estate Photography Guideline

We are Coldwell Banker D’Ann Harper, REALTORS® a full service brokerage. As part of our PowerHouse Marketing program we have a team of professional photographers/schedulers that work with our sales agents. The majority of home buyers start their search online. When asking, why prep for photos? The answer is simple, we value the first impression that real estate photos make.

The photographs we take are used on a variety of outlets that extend away from the internet. These marketing channels include:

◆ The San Antonio & Hill Country Showcase of Homes TV Show
◆ Positioned on the most prestigious Top Tier Real Estate websites, including but not limited to:

• The Coldwell Banker National Website (coldwellbanker.com)

Grateful Family

July 30th — This grateful family stopped by to express their appreciation to Nikki Diamond Jones. Although Nikki was not in the office, Annette Skalomenos happen to go by and made this 30 second video to capture their in-person thank you.

It is absolutely wonderful that Annette would take the time to do this! This is why we do what we do. We’ve uploaded the full video below:

Let’s give Nikki Diamond-Jones a big round of applause as well as the family who took the time to make sure their ‘Thank You’ was heard!

Here’s a recent testimonial that was submitted by a client:

I can absolutely state, without any hesitation, that this home-buying experience was better than I could have ever expected – and I credit it all to the service and support of our Realtor, Nikki Diamond-Jones. From the initial phone call of introduction to final closing – my family felt as if we were her first priority. Her responsiveness to e-mails, texts, and phone calls was excellent. Her flexibility in traveling to multiple home locations, taking additional pictures and surveying the area at different times of the day and night provided valuable feedback in our final buying decision. I believe that I tend to hold high standards and expectations, and I was so pleased with the professional support provided to me by Nikki Diamond-Jones, that I would be pleased to have my name associated with her as a personal reference and testament to the quality of her service and support. She consistently went above and beyond both my expectations and what should normally have been expected.

As with all of the positive feedback we receive, this testimonial will be displayed on Nikki’s ‘About Me’ page at www.cbharper.com or by clicking here.
