Let’s Rodeo Ball with CBHarper

A group of Coldwell Banker D’Ann Harper, REALTORS® Sales Agents enjoyed a night out courtesy of D’Ann Harper and Leesa Harper-Rispoli.

The Let’s Rodeo Ball is a major fundraising event for the San Antonio Stock Show & Rodeo Scholarship Fund. Set in an upscale country western style, this party features top entertainment, gourmet food and dancing.

This event certainly is fun for both rodeo fans and everyone from the Greater San Antonio area. The performing artists of the night were Gary Allan, Neal McCoy and Bret Mullins.

The San Antonio Stock Show & Rodeo has grown to be one of the largest events, possible with the except of Fiesta, with as many as two million visitors each year.*  It is one of the top PRCA (Professional Rodeo Cowboys Association) rodeos in the nation.

The San Antonio Livestock Exposition, Inc. was established with the mission “A volunteer organization that emphasizes agriculture and education to develop the youth of Texas”. The focus on educating the youth of Texas lead to integrating 4-H and FFA high school students and making educational commitments to support their interest in the agricultural and livestock industry. In 1984, the scholarship program began when fifteen, four-year scholarships totaling $90,000 to were awarded to students entering Texas colleges in the fall. Since then, the organization has committed more than $171.4 million to the youth of Texas through scholarships, grants, endowments, junior livestock auctions, youth western art auction, calf scramble program and show premiums.**

Why San Antonio is a Great Place to Buy

Buying your first home is complicated, especially when you realize a smaller budget may not buy the necessary square footage. Trulia found that 43 percent of Americans wish they had a larger home, with more than 60 percent of millennials desiring more living space.


Luckily for buyers in Texas, the Lone Star State offers the largest entry-level price point homes compared to out-of-state listings. In addition, Texas trade up homes and even high-end properties tend to be more spacious than those found in other parts of the country.


San Antonio, in particular, offers more seasoned buyers a chance to size up the second time around. Trade up homebuyers gain 579 square feet, or 51.7 percent more space, when seeking out a new property.


Is everything really bigger in Texas?

The median square footage of starter homes in San Antonio is 1,121 for an affordable $83,563 median price. At just $75.90 per square foot, San Antonio’s first-time homebuyers get the most out of each dollar compared to buyers with bigger budgets.


For $152,700, second-time homebuyers in San Antonio can find homes offering around 1,700 square feet. Homes for sale in the trade up category cost $88.08 per square foot, on average.


At $116.75 per square foot, premium homebuyers in San Antonio can sprawl out across 2,556 square feet. The median price of top-tier homes remains relatively affordable at $274,151.


Buyers trading up from a starter home can expect to find a 51.7 percent increase in square footage in their second property, while buyers switching between trade up and premium gain slightly over 50 percent more space.


Texas cities permitting room to grow

Nearby Austin affords first-time homebuyers an average of 1,428 square feet, which is the most space for the entry-level home price category than any other metro offers. Houston’s first-time buyers face slightly smaller – albeit spacious – homes around 1,320 square feet, making Space City the fifth best locale for entry-level buyers looking to sprawl.


Second-time homebuyers also might consider Houston, where trade up homes average 1,997 square feet. In addition, Austin’s trade up house hunters can look forward to around 1,893 square feet. Dallas, too, ranks no. 3 for second time homebuyers prioritizing space at an average of 1,900 square feet.


Meanwhile, upscale homebuyers looking for room to sprawl might consider house hunting in Dallas, where premium homes average approximately 2,945 square feet.


Living in San Antonio isn’t just about stretching your legs at home. Top-rated schools, including Stone Oak Elementary and the Young Women’s Leadership Academy, offer unparalleled education opportunities for families. With a 65 percent homeownership rate, the San Antonio real estate market is both strong and accessibly priced, no matter how many square feet you prefer.

Last year, we placed #8 among the medium-sized companies category. When asked what makes Coldwell Banker D’Ann Harper, REALTORS® such a wonderful place to work, we answered honestly. This year, our answer has not changed.

Our workplace is special because our unique camaraderie. It is less like a group of co-workers and more like family, it’s our CBHarper Family. The senior management works towards organizing fun events that include everyone and uplift the spirit of our company. All of our locations are owned by a single lady, D’Ann Harper. D’Ann’s energy level and enthusiasm rivals any employee and she’s loved by the entire staff. It’s her passion and compassion that inspired such a loyal group of employees.

The San Antonio Business Journal asked us, if your company had a team name, what would it be and why? Our reply was, we absolutely have a team name it’s the CBHarper Family (#TeamCBHarper). Not only are we part of the Coldwell Banker brand but we are part of the Harper Family. Together we work to empower one another, plus live and breathe real estate inharmony. Our friendships as coworkers extend outside work. It’s truly a place where relationships are forged and lives are changed.

When asking, why prep for photos? The answer is simple, we value the first impression that real estate photos make.

Tips To Remember: Helpful Hints For All Areas Of The Home
◆ A thorough cleaning of the whole house is encouraged.
◆ Turn on as many lights and light features as possible.
◆ Turn OFF all ceiling fans.
◆ Turn OFF televisions and computer screens.
◆ Place shoes, jackets and other clothing in closets.
◆ Communicate with your REALTOR® about any potential concerns.


Exterior Curb Appeal: A First Impression

◆ Remove cars from driveways and the immediate surrounding street.
◆ Request neighbors kindly remove cars, trash containers, etc.,
(They want their home to look good too!)
◆ Hide or remove roll up garden hoses, trash cans and yard tools from front and back.
◆ Pick up children’s toys, pet bowls and other extraneous items.
◆ Landscaping, remove empty planters and clear up vegetation – i.e., fallen leafs/branches.
◆ Clean pool and/or spa.
◆ Tidy up outdoor furniture, displaying cushions and other patio items in an inviting manner.
◆ Turn on any water features.


Living Space: Where The Buyer And Their Family Will Spend Quality Time

◆ De-clutter fireplace/mantel and ensure it is clean. (This is often the focal point of the room)
◆ Fluff and arrange furniture pillows/throw blankets.
◆ Remove children’s toys.
◆ Remove newspapers, magazines and pet bowls.
◆ Remove excessive personalized decorative items i.e., family portraits.
◆ Consult your REALTOR®, sometimes less is more.


Kitchen Space: A Place To Create Meals And Gather Together

◆ Please remove magnets and pictures from refrigerator.
◆ Clear countertops and empty sinks except for 1-2 decorative items like a cake stand,
coffee maker or vase. This gives an open, clean feeling.
◆ Remove dish towels or ensure they are neatly arranged.
◆ Place trash receptacle in pantry or garage.


Formal Dining, Breakfast Space: Where Food And Festivities Are Enjoyed

◆ Remove children’s seats or booster chairs.
◆ Dust and polish the table.
◆ Remove excessive decorations, use a single center piece if available.
◆ Set with a nice place setting if possible.


Sleep Spaces: A Place To Recharge In A Restful Way

Master Bedroom
◆ Neatly make bed with nice linens, sham and pillow accents.
◆ Clear night tables and dressers of personal items (including charging devices).
◆ Tuck items under the bed a safe distance so they do not appear in photos.


Guest/Children’s Rooms
◆ Remove personalized names and stickers from the walls.
◆ Arrange toys and tuck away any extra items in closets.
◆ Remove awards, trophies and class photos.


Bath Spaces: Where The Buyer Envisions A Spa-Like Retreat
◆ Arrange towels so they are folded neatly.
◆ Put toilet seats down.
◆ Remove soaps, toothbrushes, deodorant and loofahs from the shower, bath and countertops.

By following this easy list by area of your home, preparing for a photography appointment should be a breeze. As with anything during the sale of your home questions should be directed to your REALTOR®. Their expertise is to your benefit during the home buying or selling process. Also if you are uncertain about someone coming to visit your home, remember, if they do not have a business card (with their photo on it) that has the Coldwell Banker D’Ann Harper, REALTOR® seal on it, then do not grant them access to your home.

It is important to note that we will NEVER attempt to gain access to a home without prior scheduling with, and consent from, the owner and Sales Agent. In the event of suspicious activity, we recommend our clients contact the authorities immediately.

Is It Spam?

July 2015 — Our Technology Department offers many valuable resources to the Sales Associates at Coldwell Banker D’Ann Harper, REALTORS® including a help desk to assist with day-to-day troubleshooting. This can be anything from troubles with email to difficulties with the display of property listings. Rather than spend hours trying to assess a situation, the Sales Associates merely have to place a call or email to the IT Help Desk for prompt, helpful guidance. Many concerns are addressed the same day, based on volume and complexity. All individuals are offered the same friendly staff, ready to listen to their concerns.

77996980A call from our Sales Associate rang into the IT Department recently, and this lady was confused about a phone conversation she had with Microsoft. Apparently she was notified by a so-called Microsoft employee stating her PC laptop had been compromised. In these cases, the caller will likely ask for remote access to the computer. It is often time consuming and involves clicking on something, downloading or buying software that would actually be malicious. Identity theft, fraudulent software and scams sourced from unknown sources are seemingly more frequent. These type of threats to a person’s computer can be unnerving to say the least. However, this Sales Associate knew she could trust her IT Department. A quick call to our technology team was all it took to discover that the phone call was a scam. Our staff quickly supplied an assessment of the computer in question and set our Sales Associate’s mind at ease.

The on-staff support team will not try to sell the Sales Associates anything. Additionally, they steer the REALTORS® away from scams and unneeded expenses.
