Recognizing Trudy Pape and her service at SABOR!

February 2017 — Trudy Pape has been a part of our CBHarper Family for the past eight years. Aside from being a dedicated professional with excellent customer service, Trudy also has clear-cut communication skills. She is quick to understand and resolve complicated problems. Trudy knows homes are lifetime investments ranking highly among her clients’ most important financial decisions.

In 2016, Trudy Pape joined the San Antonio Board of REALTORS® and is pictured here at the installation ceremony.

The Board of Directors as the governing body of the Board shall have general supervision over its activities and business affairs, provided such general powers shall be exercised to further the objectives of the Board. The Board of Directors shall have the power to censure, place on probation, suspend or expel any Member who fails to observe the Rules and Regulations of the Board; provided, however, that such Members shall first have been given an opportunity for a fair hearing before the Board of Directors or a committee appointed for this purpose.

All finances and property of the Board shall be the charge of the Directors, who shall designate a depository for Board funds and may make such investments as are deemed advisable.
The Board of Directors may employ an executive officer or officers who shall have such titles as may be assigned and who shall have such duties and powers as the Directors may prescribe.  The Directors may also retain legal counsel and employ such other persons as are necessary to the proper conduct of the Board’s business.

Pauly Tamez was awarded the certification of GRI and pictured above with his graduating class at SABOR.

The GRI designation is a powerful tool to attract and build new business. This certification increases skill levels across the entire landscape of real estate with in-depth training in legal and regulatory issues, technology, professional standards, and the sales process. A minimum of 90 hours of coursework is required, and subjects covered generally include:

Elizabeth “Bizzy” Darling Rookie of the Year 2015

DSC_00062015 Rookie of the Year – Elizabeth “Bizzy” Darling with Coldwell Banker D’Ann Harper REALTORS® was announced on Tuesday December 1st, 2015. The purpose of this award is to recognize a REALTOR® new to real estate who is thought to best exemplify our profession to the public and be a credit to our profession.

Through completing their first year, this award winner has been actively engaged in real estate on a full-time basis. As a native of San Antonio and a Boerne resident for the past 15 years, Bizzy Darling is uniquely familiar with both communities as well as the surrounding areas of Fair Oaks Ranch, The Dominion and the Hill Country. Whether through her career as a licensed counselor or working with multiple non-profit organizations to reach their fundraising goals, and event management, Bizzy has been working to help people. D’Ann Harper Good Neighbor Award Winner

December 2015 — On December 1st the San Antonio Board of REALTORS® announced its 2015 award winners. D’Ann Harper was recognized as the 2015 Good Neighbor Award Winner. Located at the beautiful Eilan Hotel & Spa, SABOR hosted its annual installation and awards where D’Ann along with the other winners received honors.

The Good Neighbor Award recognizes a REALTOR® who has made an extraordinary commitment to improving the quality of life in his/her community through volunteer work. It recognizes the ongoing efforts of individual REALTORS® who are making exceptional contributions to improve the quality of life in their communities. Among the activities that qualify for consideration is involvement in affordable housing issues, improving the quality of education in an area, supporting initiatives aimed at a community’s youth, and work on any other community-based programs.

Instrumental to the success of all the programs that give back to the community, D’Ann Harper is passionate about changing the lives of others through philanthropy, hard work and partnership. Supporting various causes and charities throughout the year include organizations such as Roy Maas Youth Alternatives, Habitat for Humanity and The South Texas Blood & Tissue Center. Specifically, D’Ann is a proud supporter of Any Baby Can, who guides families from crisis to care. Actively participating in the Any Baby Can events include, The Walk for Autism and the Fore Any Baby Can Golf Tournament. The innovations and growth, along with empowering others has guided D’Ann on the path of leadership. REALTORS® Rate Remodeling Projects, Provide Improvement Guidance to Homeowners

When it comes to remodeling, homeowners often wonder if a project is worth the investment. According to the 2014 Cost vs. Value Report, several remodeling projects are not only valuable, but also return more than 78 percent of their costs upon resale. Many of those projects are exterior replacement projects, which REALTORS® rated having the biggest bang for the buck.

Exterior projects such as entry door, siding and window replacements can recoup homeowners a substantial amount upon resale. These types of projects are essential to home maintenance, so the good news is many homeowners are already doing them. Another plus is that these projects are generally inexpensive, and besides keeping your home functioning properly, they also add instant curb appeal. This is especially important if you are considering selling.

The 2014 Cost vs. Value Report compares construction costs with resale value for 35 midrange and upscale remodeling projects in 100 markets across the country. REALTORS® provided their insight into local markets and buyer home preferences within those markets. Overall REALTORS® estimated that homeowners would recoup an average of 66.1 percent of their investment in 35 different improvement projects, an increase of 5.5 points over last year and the largest increase since 2005. For the second consecutive year, the value of remodeling is up for all of the projects included in the survey.

Eight of the top-10 most cost-effective projects nationally in terms of value recouped are exterior projects. REALTORS® judged a steel entry door replacement as the project expected to return the most money, with an estimated 96.6 percent of costs recouped upon resale. It’s consistently the least expensive project, costing little more than $1,100 on average. Other worthwhile exterior projects included two different siding replacement projects, including fiber-cement siding, expected to return 87 percent of costs, and vinyl siding, expected to return 78.2 percent of costs. Two garage door replacement projects were also in the top 10, both expected to recoup more than 82 percent of costs. Rounding out the top exterior projects were two window replacement projects; wood window replacement and vinyl window replacement both recoup more than 78 percent of their costs.

Each  neighborhood is different and the desirability and resale value of a particular remodeling project varies. That is why it’s important to work with a REALTOR®. A REALTOR® is the best resource for helping homeowners decide what improvement projects will provide the most return upon resale in your market. REALTORS® have a unique understanding of local markets, desirable home features and buyer preferences.

In addition to the exterior projects, two particular interior remodeling projects can recoup substantial value at resale. An attic bedroom is expected to return 84.3 percent of costs, and a minor kitchen remodel is estimated to recoup 82.7 percent of costs. The improvement project estimated to return the least at resale is a home office remodel, estimated to recoup only 48.9 percent.

If you feel stressed about moving, imagine what it’s like for your kids

If you feel stressed about moving, imagine what it’s like for your kids. You have a say in the decisions that dictate the how, when and where of your move. Your kids probably don’t.

Children are creatures of habit. Any disturbance in the routine will prompt a reaction, whether it’s a teenager rebelling or a four-year old pitching a fit. It’s normal for them to feel apprehensive and anxious—make sure they know that.

Be honest

Talk to children about what to expect, answer questions, share your feelings and encourage them to share theirs. Make sure they know they can come to you at any time. The prospect of being uprooted from school, sports teams, friends and a familiar house can be traumatic, and the longer your children have been building relationships, the more upset they will likely be. Let them know that you can and will help them through the transition.

Be a role model

Kids pick up on their parents’ emotion and state of mind. If you’re frantic and nervous about the move, they will be too. If you keep it together and express confidence, your kids will likely follow your lead. Concentrate on all the opportunities and emphasize all new experiences that lie ahead. This is an exciting time.

Let them help

If it’s practical, let the kids participate during the home search. Encourage them to ask questions—sometimes kids ask the most insightful questions. Look at the house through their eyes and try to think of their concerns.

Pick it up, pack it in

Packing is never fun, nor is it tremendously exciting. Younger kids in particular may need a little help understanding the concept. Let them know you’re not throwing away toys; you’re just making sure that they’re packed safely away and that they’ll be available when you get to the new place.

What’s it like?

If you’re moving to a new city or state, show them where you’re going to live on a map. Also, use the Internet to find kid-friendly attractions and other information about your new town. Allow them to get excited, as this may help counteract some of their nerves.

Moving can be a stressful experience for kids, but as a parent, you can alleviate some of the anxiety by being honest, answering questions and involving them in the process. Ask your San Antonio REALTOR® for advice or resources that can help ease the transition into your new community. As an expert in the San Antonio Real Estate industry, your REALTOR® likely helped another family through a similar situation.
