D’Ann Harper, 2017 Legacy Leader

The San Antonio Business Journal honored some of San Antonio’s most esteemed business and community leaders on Thursday, March 9th. The 2017 class of Legacy Leaders included businessmen, Jack Guenther, Bill Klesse, former CEO of Valero Energy, Kevin Trevett, former president and CEO of Texas Biomedical Research Institute and the Cortez family, the family behind San Antonio’s iconic restaurants such as Mi Tierra Café y Panaderia. Also included was D’Ann Harper, founder and owner of Coldwell Banker D’Ann Harper, REALTORS®, considered by many a real estate legend. D’Ann was introduced by former U.S. Rep. Charles Gonzales, a 2014 Legacy Leader.

In this feature article published by the San Antonio Business Journal, D’Ann Harper is described as the family-loving woman that she is. The real estate brokerage she founded under the Coldwell Banker name has continued to grow to more than 400 REALTORS®. During her continued success the goal and vision of Coldwell Banker D’Ann Harper, REALTORS® has remained the same. CBHarper is built on the tradition of trust and family.

Boosting the value of a property may conjure up images of backbreaking labor or $20,000 renovation bills, but the reality is that you need not put yourself in debt or work your fingers to the bone. In fact, modern homeowners now have an abundance of options for improving property values and creating a safer, more convenient and more efficient home. To make the process even simpler, let’s take a look at a few of the most popular and effective home upgrades and how they deliver a bang for your home improvement buck.

A Recipe for Higher Home Values

The kitchen has traditionally been a go-to option for cooking up higher property values, and the same is still true today. Kitchen renovations consistently bring a higher return on investment than most other improvement projects, and you don’t need to pay a fortune to make it happen. Just a few thousand dollars is enough to completely revitalize a kitchen that’s become stale and outdated. New appliances are always a hit, and outfitting your kitchen with complementary flooring and countertops is sure to create a stunning first impression on prospective homebuyers.

Cast Your Home in a New Light

Adding new windows to let more natural light into a room is a fantastic way to liven up and add value to a home, but it’s not the only way you can leverage the power of sunlight. Adding a roof-mounted solar panel system to your home is by far the most expensive venture on this list – costing about $12,500 on average – but it’s also among the most rewarding. Installing a new energy-efficient water heater can produce real savings and help prove your home’s efficiency bona fides, and high-efficiency LED lighting will also appeal to many buyers. To maximize efficiency, convenience and value, you may even wish to explore smart lighting options.

The simple fact is that no one wants a home they feel requires excessive work to maintain. While things like engineered hardwood floors, stainless steel fixtures and freshly updated plumbing systems may seem like small details, you – and prospective homebuyers – will appreciate the smoother, worry-free living they provide. Investing in a high-quality central HVAC system is a great move as well, as it often comes with reduced energy use as well as fewer maintenance headaches. The same can be said of using smart products to inject a little intelligence into your home. If your home is subject to water restrictions, installing a smart sprinkler controller bearing the WaterSense label can significantly reduce water waste.

Property Management Insights

Over the summer San Antonio Business Journal reporter, Kim Hernandez interviewed several top executive in the San Antonio property management industry. This includes our own President of Coldwell Banker D’Ann Harper, REALTORS®, Leesa Harper-Rispoli.

Among the questions Leesa explains some of the major service provided by our Property Management Division, Harper Property Management.

“Marketing the property for lease, securing a well-qualified tenant, move-in, move-out, collecting rent, accounting fund, sending owner funds and documenting everything on the property and accounting,” says Leesa Harper-Rispoli.

Leesa mentions the benefits os using a property management company, “A property management company should provide the expertise, knowledge of code compliance to the owner and manage the property according to Texas Property Code.”

GenBlue 2017 – Investigation and Case Solved!

Where will GenBlue be? That was the question of the hour today at 9:59am here at Coldwell Banker D’Ann Harper, REALTORS®. We spent weeks debating and contemplating the location. Many more months were spent wondering when it would be announced.

Today we all gathered at our respective offices huddled near a computer or smart phone waiting in anticipation for the announcement to be made.

To understand the excitement of some however, you had to be following the exclusive GenBlue social media group. This is where much of the international speculation took place the previous couple days.

In fact, a full fledged investigation took place note Exhibit A shared by Sam Grogan of Charlotte, North Carolina:

Followed by Exhibit C in a rebuttal from the now co-detective Sam Grogan:

Which brings us to the moment of reveal. Gathered in the North Central / Stone Oak office of Coldwell Banker D’Ann Harper, REALTORS® Pat Busby, VP of Residential Sales and Ali Heft Assistant VP of Residential Sales for the North Central Office waited with a large group of Sales Agents watching CBExchange.

Although the server crashed and the #GenBlue team effectively broke the system – the news was revealed via the social media group from across the country who were avidly posting.

And here it is!! The 2017 Generation Blue Experience Location Revealed!

Recognizing Trudy Pape and her service at SABOR!

February 2017 — Trudy Pape has been a part of our CBHarper Family for the past eight years. Aside from being a dedicated professional with excellent customer service, Trudy also has clear-cut communication skills. She is quick to understand and resolve complicated problems. Trudy knows homes are lifetime investments ranking highly among her clients’ most important financial decisions.

The Board of Directors as the governing body of the Board shall have general supervision over its activities and business affairs, provided such general powers shall be exercised to further the objectives of the Board. The Board of Directors shall have the power to censure, place on probation, suspend or expel any Member who fails to observe the Rules and Regulations of the Board; provided, however, that such Members shall first have been given an opportunity for a fair hearing before the Board of Directors or a committee appointed for this purpose.

All finances and property of the Board shall be the charge of the Directors, who shall designate a depository for Board funds and may make such investments as are deemed advisable.
The Board of Directors may employ an executive officer or officers who shall have such titles as may be assigned and who shall have such duties and powers as the Directors may prescribe.  The Directors may also retain legal counsel and employ such other persons as are necessary to the proper conduct of the Board’s business.

Trudy said of her commitment to the Real Estate community, “It is an honor to be a Director on the San Antonio Board of Directors serving my second year of a three year term.”

She continues by saying,”In addition, we are encouraged to attend SABOR, TAR and NAR conferences/events to keep up with education, industry awareness, legislative issues/concerns, and the latest business practices to ensure our board is always on the cutting edge.”

What is your city’s source of pride?

“The first thing that springs to mind is our annual Fiesta celebration, which takes place in April. For two weeks, the city enjoys a ‘party with a purpose,’ and it gives everyone a chance to let their colors shine. It is a long-standing tradition to collect medals and sport them proudly while attending. Along with music and parades is the food — there is nothing like Fiesta food…”

If you’re a transplant, what brought you to San Antonio? If you’re a native, why do you stay?

“I’m a native for sure. It’s easy to stay; the folks here are so friendly that I regularly find myself chatting with shoppers at the grocery store or while standing in line at the bank…”

January 2017 — Wesley Boyd has been named the Director of Coldwell Banker D’Ann Harper, REALTORS® Farm & Ranch Division.
