 The Seller Representative Specialist (SRS) designation is the premier credential in seller representation. It is designed to elevate professional standards and enhance personal performance. The designation is awarded to real estate practitioners by the Council of Real Estate Brokerage Managers (CRB) who meet specific educational and practical experience criteria.

According to the National Association of REALTORS®, the SRS Course will redefine your “normal” and reinvent the way you represent sellers.  It provides a comprehensive foundation of skill development, training and resources to help real estate professionals represent the interests of sellers in today’s marketplace.

In fact, modern homeowners now have an abundance of options for improving property values and creating a safer, more convenient and more efficient home. To make the process even simpler, let’s take a look at a few of the most popular and effective home upgrades and how they deliver a bang for your home improvement buck.

A Recipe for Higher Home Values

The kitchen has traditionally been a go-to option for cooking up higher property values, and the same is still true today. Kitchen renovations consistently bring a higher return on investment than most other improvement projects, and you don’t need to pay a fortune to make it happen. Over the summer San Antonio Business Journal reporter, Kim Hernandez interviewed several top executive in the San Antonio property management industry. This includes our own President of Coldwell Banker D’Ann Harper, REALTORS®, Leesa Harper-Rispoli.

Among the questions Leesa explains some of the major service provided by our Property Management Division, Harper Property Management.

“Marketing the property for lease, securing a well-qualified tenant, move-in, move-out, collecting rent, accounting fund, sending owner funds and documenting everything on the property and accounting,” says Leesa Harper-Rispoli.

Leesa mentions the benefits os using a property management company, “A property management company should provide the expertise, knowledge of code compliance to the owner and manage the property according to Texas Property Code.”

National Wear Red® Day 2017

go-red-for-women-logoSupport Go Red For Women by participating in National Wear Red Day® on Friday, February 3, 2017 and donating to help fund research during American Health Month. Coldwell Banker D’Ann Harper, REALTORS® is proud to supporting this important cause that encourages awareness of the issue of women and heart disease.

This coming National Wear Red Day, Feb. 3, 2017, will mark 15 years since the initial National Wear Red Day, which was first observed to bring national attention to the fact that heart disease is the #1 killer of women, and to raise awareness of women’s heart health. Look back on all that has been accomplished, the American Heart Association has made great strides including:

  • Nearly 90% of women have made at least one healthy behavior change.
  • More than one-third of women has lost weight.
  • More than 50% of women have increased their exercise.
  • 6 out of 10 women have changed their diets.
  • More than 40% of women have checked their cholesterol levels.
  • One third of women has talked with their doctors about developing heart health plans.
  • Today, nearly 300 fewer women die from heart disease and stroke each day.
  • Death in women has decreased by more than 30 percent over the past 10 years.

Recognizing Trudy Pape and her service at SABOR!

February 2017 — Trudy Pape has been a part of our CBHarper Family for the past eight years. Aside from being a dedicated professional with excellent customer service, Trudy also has clear-cut communication skills. She is quick to understand and resolve complicated problems. Trudy knows homes are lifetime investments ranking highly among her clients’ most important financial decisions.

The Board of Directors as the governing body of the Board shall have general supervision over its activities and business affairs, provided such general powers shall be exercised to further the objectives of the Board. The Board of Directors shall have the power to censure, place on probation, suspend or expel any Member who fails to observe the Rules and Regulations of the Board; provided, however, that such Members shall first have been given an opportunity for a fair hearing before the Board of Directors or a committee appointed for this purpose.

All finances and property of the Board shall be the charge of the Directors, who shall designate a depository for Board funds and may make such investments as are deemed advisable.
The Board of Directors may employ an executive officer or officers who shall have such titles as may be assigned and who shall have such duties and powers as the Directors may prescribe.  The Directors may also retain legal counsel and employ such other persons as are necessary to the proper conduct of the Board’s business.

Trudy said of her commitment to the Real Estate community, “It is an honor to be a Director on the San Antonio Board of Directors serving my second year of a three year term.”

“The first thing that springs to mind is our annual Fiesta celebration, which takes place in April. For two weeks, the city enjoys a ‘party with a purpose,’ and it gives everyone a chance to let their colors shine. It is a long-standing tradition to collect medals and sport them proudly while attending. Along with music and parades is the food — there is nothing like Fiesta food…”

If you’re a transplant, what brought you to San Antonio? If you’re a native, why do you stay?

“I’m a native for sure. It’s easy to stay; the folks here are so friendly that I regularly find myself chatting with shoppers at the grocery store or while standing in line at the bank…”

Different Types of Fireplaces Texans Need To Know About

January 2017 — Given that we’re enjoying a particularly mild winter this year, the issue of a fireplace arises out of aesthetics versus necessity here in South Texas. Perhaps you just like to recreate the feeling of winter, as many experience farther North, but a fireplace can be that key element.

Whether you’re entertaining having a fireplace installed or looking for it as a feature in your next home, it is worth knowing the difference. There are several main categories in which most fireplaces fall; Wood Burning Fireplaces, Gas Burning, Ethanol Burning and Electric Fireplaces. Here are some basics for you to consider when weighting your options.

Wood Burning Fireplaces


Open Hearth Fireplace
 — These are typically built on site by a mason and lined with real firebrick. While the ambiance is unmistakable, the efficiency is low. Much of the heated air escapes through the flue, pulling directly from your home.

Fireplace Inserts  — These are the most popular model. Fireplace inserts are units designed to fit inside an existing fireplace. They help the system burn and heat more efficiently, but they’re expensive and can be difficult to design.

Enclosed Fireplaces  — While similar to inserts, in the sense that they are both enclosed, this type of fireplace is slightly different. Traditionally this type of fireplace features large glass paneling and is both efficient and beautiful.

Wood Burning Stoves — While not technically a fireplace, wood-burning stoves are a great alternative. We see them quite frequently in vintage style homes, or those set in the Hill Country style. This allows you to burn wood for heating while enjoying the crackling, comforting sound of

Gas Burning Fireplaces


Direct Vent Gas Fireplaces
 — These are vented through an existing or newly constructed chimney. Alternatively a pipe can be used to minimize changes to your home’s structure. With flexible options in placement, this is a much easier install than traditional wood fireplaces. This style also features a high efficiency rating that prevents warm air from being lost up the flue.

Ventless Built-In Fireplaces  — The simplest to install this model does not require a chimney or a vent. With a signature blue flame due to the burning gas it does run the risk that some contaminant will enter your home.

Ethanol Burning Fireplaces


Ethanol Fireplace Conversion
 — If you have an existing fireplace but want to avoid the mess of soot and wood cleanup, this might be the right option for you. The ethanol burning insert will slide right in and make use of the space. A variety of styles are available to suit both modern and tradition tastes.

Wall Mounted Fireplaces  — The perfect centerpiece for a living space or lounge area, this makes a great alternative hanging a television. If your home does not already come with a fireplace this is a super stylish way to add that decorative touch. This model with most likely not create as much heat, but they are more environmentally friendly.

Electric Fireplaces


Mantel & TV Stand Fireplaces
 — Mantel fireplaces allow you to enjoy the elegance of a traditional fireplace without the hassle of install or excessive expense. Most of them also enable you to turn on a heating function and have a variety of effects.
Electric fireplace TV stands allow you to incorporate both an entertainment center and a fireplace. These are less common but can be beneficial for those who live in smaller homes or apartments.

Bear Hunt 2016 – CBHarper Stuffed Animal Donation Drive

775_4506310December 2016 — Coldwell Banker D’Ann Harper, REALTORS® is continuing its annual tradition of collecting new and pre-loved bears or other stuffed animals. These plush donations go to children in need and help make a child’s holiday a little brighter. Our goal this year is to collect 8,000 stuffed animals for our Bear Hunt.

Since 1990, during the holiday season, we collect thousands of stuffed animals and distributes them to many different organizations. We truly enjoy giving back to our community and making wishes come true.
