Why San Antonio is a Great Place to Buy

Buying your first home is complicated, especially when you realize a smaller budget may not buy the necessary square footage. Trulia found that 43 percent of Americans wish they had a larger home, with more than 60 percent of millennials desiring more living space.


Luckily for buyers in Texas, the Lone Star State offers the largest entry-level price point homes compared to out-of-state listings. In addition, Texas trade up homes and even high-end properties tend to be more spacious than those found in other parts of the country.


San Antonio, in particular, offers more seasoned buyers a chance to size up the second time around. Trade up homebuyers gain 579 square feet, or 51.7 percent more space, when seeking out a new property.


Is everything really bigger in Texas?

The median square footage of starter homes in San Antonio is 1,121 for an affordable $83,563 median price. At just $75.90 per square foot, San Antonio’s first-time homebuyers get the most out of each dollar compared to buyers with bigger budgets.


For $152,700, second-time homebuyers in San Antonio can find homes offering around 1,700 square feet. Homes for sale in the trade up category cost $88.08 per square foot, on average.


At $116.75 per square foot, premium homebuyers in San Antonio can sprawl out across 2,556 square feet. The median price of top-tier homes remains relatively affordable at $274,151.


Buyers trading up from a starter home can expect to find a 51.7 percent increase in square footage in their second property, while buyers switching between trade up and premium gain slightly over 50 percent more space.


Texas cities permitting room to grow

Nearby Austin affords first-time homebuyers an average of 1,428 square feet, which is the most space for the entry-level home price category than any other metro offers. Houston’s first-time buyers face slightly smaller – albeit spacious – homes around 1,320 square feet, making Space City the fifth best locale for entry-level buyers looking to sprawl.


Second-time homebuyers also might consider Houston, where trade up homes average 1,997 square feet. In addition, Austin’s trade up house hunters can look forward to around 1,893 square feet. Dallas, too, ranks no. 3 for second time homebuyers prioritizing space at an average of 1,900 square feet.


Meanwhile, upscale homebuyers looking for room to sprawl might consider house hunting in Dallas, where premium homes average approximately 2,945 square feet.


Living in San Antonio isn’t just about stretching your legs at home. Top-rated schools, including Stone Oak Elementary and the Young Women’s Leadership Academy, offer unparalleled education opportunities for families. With a 65 percent homeownership rate, the San Antonio real estate market is both strong and accessibly priced, no matter how many square feet you prefer.


Introducing Mockingbird Heights New Braunfels

What is a great neighborhood comprised of? Joshua Amezquita, REALTOR® posed this questions to several residents of the Mockingbird Heights subdivision in New Braunfels, Texas. He will hosting an open house at 656 Peacock Lane in New Braunfels and wanted to highlight the life in this beautiful subdivision.

Joshua, an experienced fireman, gained a unique perspective in connecting with people during his service as a first responder. In May 2016, data showed that New Braunfels was the second-fastest growing city in the U.S. from July 2014 – July 2015. While San Antonio was a close fourth, in population growth. While beloved Texas suburbs like New Braunfels see growth it has been for the positive, with increased job opportunities and locally owned businesses.


What does this mean for a neighborhood like Mockingbird Heights? Well if you reference some of the local statistics, it means a great nightlife, lots of restaurants, festivals and some of the best ranked schools in the area. But if you ask one of the families that lives there, here’s what they have to say:


How long have you lived in Mockingbird Heights?

The Tapley Family: We have lived in this neighborhood for 3 and a half years.

The Morris Family: 5 years.

How long have you lived in New Braunfels?

The Tapley Family: Just over 4 years

The Morris Family: 13 years.

What are some of your favorite things about Mockingbird Heights?

The Tapley Family: We love swimming at the pool, playing at the playground and just riding/walking around our blocks.

The Morris Family: The actual sense of community. Neighbors watching out for neighbors. Watching our kids grow up together.

What is your favorite thing about living in New Braunfels?

The Tapley Family: We love going to the parks, Schlitterbahn and the rivers. We also love our library.

The Morris Family: The activity of the town. There is always something to do or something going on.

What kind of hobbies/interests do you enjoy?

The Tapley Family: We enjoy going to the gym, reading, soccer and puppies.

The Morris Family: Fitness, nutrition, dogs. Lol

What schools do your children go to?

The Tapley Family: Two of our children attend Walnut Springs Elm and one of our kiddos attends a special school with a Deaf Education Program.

The Morris Family: New Braunfels High School 9th and 10th grade.

Any fun facts about MB Heights you want possible buyers to know?

The Tapley Family: It’s a great community with some fun people. Halloween is fun just about everyone decks out their yards and we have lots of trick-or-treaters.

The Morris Family: We do fun get-togethers for National Night Out and do contests for Christmas lights and this year we are doing a Halloween decorating contest too. The kids always get together and carve pumpkins together too.


How safe do you feel in the neighborhood?

The Tapley Family: We feel safe. Our kids can play on our street and we have never had any major scares.

The Morris Family: In our area we feel very safe. There are many law enforcement officers in our section and they have their care parked outside most of the time at night so that helps.

A Story of Real Estate, Wendy Ague

Wendy Ague is a second generation REALTOR®. She reflects fondly on memories of her father, a broker and family man. During his 20 years as a REALTOR Wendy’s father worked passionately, a firm believer in helping families find a place to call home. He had such a calling for matching buyers and homes that most of them decided to never move again. In fact, she found that some of those same homeowners are still living in the homes her father found them.

It was the discovery of this story that found Wendy working with sweet clients who remembered her father. When their family’s life was in a younger season Wendy’s dad found this home for the couple, and during 1989 they happily moved in. As life has passed and retirement approached, a question was never raised about who to call to help them toward this next chapter.

Wendy is very excited and honored on presenting this new listing on 1113 Andre in Schertz, Texas. Real estate runs in the family and following in her father’s footsteps is more than just a career choice. Prior to her being licensed, Wendy’s father sadly passed away at the age of 64. He never knew his daughter took the trail he blazed. So when she received a call from these homeowners, it was a great feeling of purpose. “After all these years that they so affectionately recalled my father,” conveys Wendy “it is such a privilege. It makes me feel like I’m continuing the journey of his real estate career and the story of this home.”

This 2nd Annual 5k will be taking place on Saturday, October 1st at 8:15am at 888 Mountain View Lane in Pipe Creek. The 5k is a run/walk, so don’t feel like you have to be a runner to participate. Blue Collar Backers

Discovery ChannelOne of our Sales Agent here at Coldwell Banker D’Ann Harper, REALTORS®, Richard Davies is the proud father of Cameron Davies. Featured in a new Discovery channel series called Blue Collar Backers, Cameron Davies will be investing in food truck start-up businesses.

Cameron forged a successful career making food trucks for locals here in San Antonio, then it grew into a national business. He began with just one truck and no business loan. One trunk turned into two and eventually led to a local hot spot food truck park called Boardwalk on Bulverde. The exponential growth of his food truck investment lead him away from the food truck park and full-time into helping others achieve their dreams.
