A popular area for recreation, especially tubing, canoeing, swimming, and fishing–and with a prime location between Austin and San Antonio–San Marcos is also attractive due to the practicality of commuting to those cities. Labeled as one of the best places to raise a family and consistently ranking as a fast-growing community, San Marcos has also been recognized as a Best Place to Retire (Kissing Tree was recently named among the 50 best master-planned communities in the U.S. to retire) and Top 20 Universities in Texas by Forbes (Texas State University, the 5th largest university in Texas).

The number of new and existing homes sold in San Marcos has climbed steadily since 2011. According to Movoto.com, the median list price in San Marcos in 2019 is $310,000, or $148 per square foot.

With a population of more than 64,000, San Marcos boasts a unique multicultural heritage and history. Downtown’s Historic District includes the restored 1909 Hays County Courthouse, and the city’s quality of life is underscored by the San Marcos River and many other lakes and rivers. In June 2006, The View named the San Marcos Outlet Malls, offering over 140 luxury brands, as the third-best place to shop in the world.
